EverTrust Property Management provides property management and vacation rental management services for property owners in New Hampshire, Maine, and Massachusetts.

Depending on the selected management plan and individual agreement, services may include:

• Vacation rental management
• Airbnb, Vrbo, and Booking.com listing management
• Guest communication and support
• Property inspections
• Cleaning, turnover, and laundry coordination
• Preventive maintenance and repair coordination
• Winter property preparation and snow removal coordination
• Pricing and calendar management
• Revenue and expense reporting
• Property supervision and vendor coordination

The exact scope of services provided to each client is determined by the applicable written property management agreement.

The information on this website is provided for general informational and marketing purposes. Nothing on this website creates a property management, contractual, fiduciary, partnership, agency, or other professional relationship between you and EverTrust Property Management.

A property management relationship begins only after the appropriate written agreement has been reviewed and accepted by both parties. Submitting a form, requesting an estimate or property evaluation, sending an email, or communicating with our team does not by itself create a contractual relationship.

EverTrust Property Management may provide complimentary property evaluations, estimates, projections, recommendations, or preliminary assessments. These may consider:

• Historical rental performance
• Market conditions
• Required services

Any estimate or projection is informational and is not a guarantee of future revenue, occupancy, profitability, property value, or operating costs. Final pricing and service terms may require an inspection or additional property evaluation.

Rental performance depends on factors outside EverTrust Property Management’s direct control, including:

• Market demand and competition
• Seasonal, weather, and economic conditions
• Property location, condition, and availability
• Guest behavior
• Local regulations
• Platform algorithms, pricing, and travel trends
• Events and emergencies

We may use professional management practices and pricing strategies designed to improve property performance. Unless expressly stated in a separate written agreement, we do not guarantee any specific occupancy, revenue, profit, booking volume, property appreciation, or investment return. Past performance does not guarantee future results.

Service descriptions on this website are general and may vary according to property type, location, condition, management plan, owner requirements, vendor availability, weather conditions, local regulations, and the applicable management agreement.

Not every service displayed on this website is included in every management plan. The signed property management agreement governs the services, responsibilities, fees, obligations, limitations, and conditions applicable to each client. If website information conflicts with a signed agreement, the signed agreement controls.

EverTrust Property Management may manage or assist with properties listed through third-party platforms such as Airbnb, Vrbo, Booking.com, or other vacation rental marketplaces.

These independent platforms maintain their own terms, privacy policies, cancellation and guest policies, payment systems, ranking algorithms, fees, rules, and requirements. EverTrust Property Management does not control and is not responsible for changes to platform policies, fees, technology, rankings, availability, account suspensions or restrictions, outages, or other platform actions. Owners and guests may also be subject to those separate terms.

Property management may require independent vendors or contractors, including cleaning professionals, plumbers, electricians, HVAC technicians, landscapers, snow removal providers, handymen, pest control providers, maintenance professionals, and other specialty contractors.

EverTrust Property Management’s responsibilities regarding vendor selection, coordination, supervision, authorization, and payment are governed by the applicable management agreement. Independent providers may maintain their own terms, warranties, insurance, and business practices.

Properties in New Hampshire, Maine, and Massachusetts may be affected by snowstorms, ice, freezing temperatures, freeze-thaw cycles, flooding, high winds, power outages, fallen trees, heating system failures, and road closures.

Within the scope of the applicable management agreement, EverTrust Property Management may take reasonable measures to prepare for, respond to, or coordinate services relating to these conditions. We cannot guarantee that weather-related damage, utility failures, access limitations, emergencies, or other events beyond our reasonable control will not occur.

Where snow removal is included or arranged as part of a management service, timing may depend on snowfall intensity, storm duration, road conditions, local emergency restrictions, contractor availability, property accessibility, and safety conditions.

Snow removal services do not guarantee that every surface will remain continuously free from snow, ice, or hazardous conditions. Property-specific obligations regarding snow and ice management are governed by the applicable management agreement.

EverTrust Property Management makes reasonable efforts to keep website information accurate and current. Information may nevertheless contain typographical errors, outdated information, pricing or service changes, or technical inaccuracies.

We may modify website content, services, descriptions, availability, and other information without prior notice. Nothing on this website is a binding offer unless expressly identified as such.

Unless otherwise indicated, website content is owned by or licensed to EverTrust Property Management. This includes company branding, logos, text, copywriting, graphics, photography, videos, website design, service descriptions, and marketing materials.

This includes losses resulting from reliance on general website information, third-party links, website interruptions, or third-party technologies. Liability arising from actual property management services is governed by the applicable property management agreement and applicable law.

To the extent permitted by law, you agree to indemnify and hold EverTrust Property Management harmless from claims, damages, liabilities, or expenses resulting from your unlawful misuse of this website, violation of these Terms, or infringement of another person’s rights.

EverTrust Property Management will not be responsible for delays or failures caused by events reasonably beyond our control, including severe weather, natural disasters, government actions, public emergencies, utility failures, internet outages, labor shortages, vendor disruptions, transportation interruptions, cybersecurity incidents, or other force majeure events.

Service-specific obligations during such events remain subject to the applicable property management agreement.

Your use of this website is also subject to the EverTrust Property Management Privacy Policy, which explains how information may be collected and processed through technologies such as Google Analytics, Google Tag Manager, Meta Pixel, Google reCAPTCHA, and website contact forms.

By using this website, you acknowledge that the Privacy Policy is available to you.

These Terms and our Privacy Policy govern use of the EverTrust Property Management website. They do not replace an executed property management agreement.

For clients, the signed property management agreement establishes the specific contractual relationship between the property owner and EverTrust Property Management.
